How we work

From specification to operational handover

A single, accountable process covering every stage between your initial requirement and a working facility on site, for purchase or hire.

A single point of accountability

Site accommodation involves more than the unit itself. Transport, craneage, base preparation, service connections, fit-out and compliance sign-off typically sit with separate suppliers, creating interfaces, delays and risk to programme.

GeoModular manages each stage under one contract: one programme, one point of contact and one party accountable for delivery.

  1. Specification – use, occupancy, unit sizes, layout, services and fit-out.
  2. Budget – a single quotation setting out supply, logistics, base, connections and fit-out, with any separate charges and exclusions itemised.
  3. Supply – new units manufactured to specification, or stock units for accelerated programmes, for purchase or hire.
  4. Installation – base preparation proportionate to the site, placement, connections and fit-out.
  5. Handover – commissioning, formal handover and handover documentation.

Scope is proportionate to the requirement. A storage container on existing hardstanding may need delivery and levelling only; a fitted office requires the full process.

From enquiry to handover

Every installation follows the same eight steps, starting with a site survey. Scope is proportionate: a storage container on existing hardstanding moves through them quickly, a fitted office or living unit takes each step in full.

  1. STEP 1
    Enquiry
Tell us the use, number of occupants, duration, location and budget. We reply in writing.
  2. STEP 2
    Site survey
We check access for a delivery lorry and crane or HIAB, ground conditions, the base required, and the services available or off-grid options needed.
  3. STEP 3
    Specification and layout
Unit sizes, configuration, insulation, fit-out, heating and service connections are agreed around how the space will be used.
  4. STEP 4
    Quotation and consents
One quotation for the full scope. Where planning permission or a building warrant is needed, our GeoConstruction division can manage the applications.
  5. STEP 5
    Order and payment
Purchase is paid in full on pro forma, or 50% on order, 35% before works and 15% on completion. Hire starts on receipt of a purchase order. Units are then ordered or allocated from stock.
  6. STEP 6
    Base and services preparation
The base is prepared to suit the ground, and service connections or generator and water tank arrangements are set up.
  7. STEP 7
    Delivery and installation
Units are placed by crane or HIAB, levelled, linked where required, connected and fitted out.
  8. STEP 8
    Commissioning and handover
Systems are tested, we walk you through the installation and hand over the documentation. Hire units are collected at the end of the term.
Stages 1 and 2

Specification and budget

Requirements are defined around how the space will be used, then costed as a complete package.

Stage 3

Supply

Units are sourced to suit both the specification and the programme.

Stages 4 and 5

Installation and handover

Each unit is installed, connected and commissioned before handover.

Welfare facilities are provided to meet CDM 2015 Schedule 2 and are in place before the construction phase begins. See how we meet the welfare requirement.

Base preparation proportionate to the site

Most installations do not require permanent foundations. Ground conditions are assessed at survey and the base is specified to suit the site, the imposed load and the duration of use.

Soft ground or long-term useConcrete pads

Purchase or hire

Purchase – full ownership of the asset, supplied, installed and handed over, with relocation, extension and servicing available throughout its life.

Hire – a minimum hire term confirmed by purchase order, with delivery and collection quoted separately and extensions available on request. At the end of the term, the hire can be extended, converted to purchase or concluded with collection.
